(…and what staging can do to fix it.)

Summer is one of my favorite times to refresh a home—but it’s also when buyers tend to notice everything. And not always in a good way.
The truth is, summer light (and heat!) can be just as revealing as it is beautiful. So if your home is on the market this season, here’s a little behind-the-scenes look at what buyers are actually picking up on—and how we stage around it.

1. Sunlight Shows Everything – The Good, The Bad, and the Dusty
Natural light is your best friend… until it isn’t.
That gorgeous beam of light across your kitchen floor? It can also spotlight pet hair, smudges, and clutter in seconds.
Staging Tip:
We work with the light—not against it. That means sheer curtains to soften harsh rays, timing showings for the best glow, and extra sparkle-cleaning where the sun hits hardest.

2. Hot Rooms Feel Smaller
A stuffy, overheated space can make even the most open layout feel tight and uncomfortable. And buyers? They notice it immediately.
Staging Tip:
Keep airflow moving. Turn on ceiling fans, set your A/C a bit cooler before showings, and use light, breathable textiles—cotton throws, linen pillows, or a simple woven rug—to visually cool down the space.

3. Overgrown Yards = Buyer Turnoff
We love lush summer greenery, but when it gets wild, it reads as work. And no one wants to feel like they’re buying a chore list.
Staging Tip:
We focus on curb appeal like it’s the first impression (because it is!). Trimmed hedges, clean walkways, fresh mulch, and maybe a bright flower pot by the door can change everything.

4. Seasonal Clutter Sneaks In
Pool toys, flip-flops, kids’ summer crafts—summer brings joy and chaos.
Staging Tip:
We create clean zones that still feel lived-in. A decorative basket for towels, a low-profile shoe tray, a pretty hook for sunhats—simple systems that show a home can be organized (even in real life).

5. The Scent of Summer Matters
Smells linger more in the heat. From yesterday’s BBQ to that gym bag in the mudroom—trust me, buyers notice.
Staging Tip:
We always do a scent-check. Light citrus, subtle florals, or just a clean, neutral-smelling space makes a big difference. (Pro tip: a simmer pot with lemon and herbs before a showing = instant freshness.)

The Bottom Line?
Summer buyers are paying attention to how a house feels.
If it’s light, cool, clean, and welcoming—they’ll linger.
If it’s stuffy, cluttered, or chaotic? They’re already thinking of the next showing.
That’s where staging comes in.
I’m here to help you highlight your home’s strengths, minimize distractions, and make sure it shows its very best in any season—especially summer.
