I look at the home from the perspective of a potential buyer. I pay attention to the first impression, the flow from one room to the next, furniture placement, lighting, colour, clutter, repairs, and anything else that could affect how buyers experience the space.
We may discuss which pieces of furniture should stay, which ones could be moved or removed, and how to make each room’s purpose immediately clear. I may suggest simplifying a display, relocating artwork, changing bedding, touching up paint, or completing a small repair before the photography and showings begin.
It is not about criticizing your home or taking away everything that makes it personal. You have been living there, and your home has been arranged around your everyday life. Staging simply asks us to look at it differently for a little while.
A Walk & Talk Consultation gives you professional direction, while you take care of completing the recommendations afterward.
Who Is the Walk & Talk Consultation Best For?
This option can be a great fit if you are comfortable doing the work yourself but need someone to tell you what matters most.
Perhaps you are willing to rearrange furniture, pack away some belongings, and make a few updates, but you do not want to waste time or money guessing. You may have family members or friends who can help with the physical work once you know what needs to be done.
Many homeowners find that the clarity alone is a huge relief. Instead of walking from room to room wondering whether everything needs to change, you have a focused plan and can begin working through it one step at a time.
What Is a Hands-On Staging Consultation?
A Hands-On Staging Consultation is for homeowners who want more than recommendations. During this consultation, I work alongside you to begin making the changes while I am there.
We may rearrange furniture, edit accessories, style shelves and tables, move artwork, select what should be packed, or bring pieces in from another room. Rather than simply talking about what could improve the space, we start creating that improvement together.
I love this type of consultation because homeowners can see the rooms changing as we work. Sometimes moving a chair, removing a small table, or restyling a fireplace mantel is enough to make the room feel more open and inviting. Those changes can also make the remaining work feel much less overwhelming.
The goal is to make meaningful progress using as much of what you already own as possible.
Who Is the Hands-On Consultation Best For?
This service is helpful if you feel overwhelmed by the thought of preparing your home or if you know you work better with someone beside you.
You may be unsure which items to keep out and which ones to pack. Perhaps you have difficulty visualizing a different furniture arrangement, or you would simply feel more confident having professional help with the decisions as they are being made.
A Hands-On Consultation can also be a good choice when time is limited. When a photographer or listing date is approaching, having someone help you make decisions and put changes into action can keep the preparation moving forward.
There is something reassuring about ending the appointment with rooms that already look and feel different—not just another list of things waiting to be done.
What If You Have a Lot of Belongings?
Please do not feel that your home needs to be perfectly clean, organized, or “ready” before I arrive. If it were already completely prepared for the market, you probably would not need my help.
I understand that homes are lived in. There may be children, pets, busy schedules, collections, unfinished projects, or years of belongings that need to be sorted. My role is not to judge how you live. It is to help you decide what buyers need to see and create a realistic plan for getting there.
